A Parent’s Guide to Student Housing in Tallahassee

You’ve already survived the hardest part: watching your kid grow up, pack their bags, and head off to college. You navigated orientation, move-in day, and maybe even a few tearful phone calls that first semester. But now comes a challenge nobody really prepares parents for… figuring out where their student will live once the dorms are behind them. 

For most college students, sophomore year marks the beginning of the great apartment search, and for parents, it can feel like signing up for a crash course in leases, guarantor agreements, and lifestyle decisions you’re only half in control of. Whether your student is making the move off-campus for the first time or looking to switch things up, there’s a lot more to consider than which complex has the nicest pool.

And in Tallahassee, there’s no shortage of options. Florida’s capital city is home to three institutions of higher education, including Florida State University (FSU), Florida A&M University (FAMU), and Tallahassee State College (TSC), which means the student housing market here is big, competitive, and heavily marketed. Apartment complexes will dazzle your student with resort-style amenities, but before anyone signs a lease or hands over a credit card, there are some things you need to know.

In this guide, we’re breaking down everything parents should have on their radar when it comes to off-campus student housing in Tallahassee: how to see through the amenities hype, how to ensure your child’s safety, why renters’ insurance is beneficial, and more.

Student Housing in Tallahassee

There’s no shortage of apartment options near campus, but here’s something most complexes won’t tell you upfront: a lot of them will market flashy amenities (like saunas, tanning beds, resort-style pools) and price accordingly. In reality, most students rarely use them, and you end up paying a premium for things collecting dust.

The average cost of a student apartment in Tallahassee runs around $800 per month, and that often doesn’t include parking. Prices vary based on location, the number of roommates, and how close you are to campus. In other words, the closer you are to campus, the pricier it gets.

That’s potentially hundreds of dollars back in your pocket every month… money that can go toward tuition, textbooks, groceries, or simply extra breathing room. Transportation

A car is helpful in Tallahassee, but it’s not a dealbreaker. There are options for students to get around town without one.

The StarMetro city bus is free with a valid student ID and covers a wide range of destinations across Tallahassee. FSU students have access to the Seminole Express, a free bus system with regular daytime routes to and from campus. After hours, the FSU NightNole is a great alternative to an Uber. This is a free, safe way to get home after a late night out or a long study session. FAMU students can use the Venom Express Shuttle, which runs during certain hours on weekdays and on the weekends in and around campus. However, the most convenient option is carpooling with a roommate or friend! 

For students who do have a car, one heads-up: on-campus parking spots fill up fast, so arriving early matters. And remind your student to get their parking permit to avoid fees!

Groceries

Whether your student is a confident cook or still mastering the microwave, access to good grocery stores makes a real difference in keeping them fed and on budget.

All Jackson Properties locations are within 10 minutes of major grocery options, including Publix, ALDI, Walmart, and Target. Trader Joe’s is also in Tallahassee, but it’s roughly a 20-minute drive depending on traffic, so it’s more of a weekend trip than a weekly staple.

We recommend buying produce and basics in more affordable spots, such as ALDI and Walmart, and then heading to spots such as Trader Joe’s and Publix for quick microwaveable meals. 

Health & Wellness

Ideally, your child won’t have any health emergencies during their college career, but it’s always good to know where to go in case something happens. 

Tallahassee has two major hospitals: Tallahassee Memorial HealthCare and HCA Florida Capital Hospital. Tallahassee Memorial is the closest to  College Town, but both are within a 15-20-minute drive from the area. Both are full-service hospitals equipped to handle emergencies of any kind.

For non-emergency care, FSU and FAMU offer on-campus health services that cover a wide range of needs: primary care and sexual health. This is worth bookmarking: knowing your student has accessible, affordable care close to home (and that they’ll actually use it) is genuinely reassuring.

FSU’s Counseling & Psychological Services (CAPS), FAMU’s Counseling Center, and TSC’s Counseling Center all offer individual therapy, group sessions, and crisis support. No long waitlists or off-campus travel required for most services.

One practical tip: make sure your student knows how to use their health insurance before they move in. Walk through how to find in-network providers, what their copay is, and when to go to urgent care versus an emergency room (ER). It’s the kind of prep that pays off. 

Safety in Tallahassee

Safety is probably the thing parents worry about most, and it deserves a real answer, not just reassurance.

Like any city, Tallahassee has areas and situations that call for awareness, especially at night. The good news is that most safety comes down to habits, and those habits apply everywhere, not just in Tallahassee.

Encourage your student to go out with a friend, particularly after dark. Ask them to share their location with you or a trusted friend when they’re out. It’s a simple, low-effort habit that makes a real difference. If something goes wrong, someone needs to know where they are.

When it comes to getting home after a night out, remind them that the FSU NightNole bus is free and usually runs until 3 AM. And if it ever comes down to ordering a rideshare or driving after drinking, no Uber fare comes close to the cost of a DUI or a serious accident.

For on-campus emergencies, FSU has Garnet emergency posts stationed across campus, connected directly to campus police. Two apps worth downloading before move-in: FSU’s SeminoleSafe or FAMU’s Everbridge, which send real-time campus safety alerts straight to you or your student’s phone. They take about two minutes to set up and are worth it. TSC students are automatically enrolled to receive live updates via TSC Alert.

For non-emergencies, the Tallahassee Police Department can be reached at (850) 891-4200. For anything urgent, 911 is always the call. Encourage your student to save both numbers before they ever need them.

Renter’s Insurance

Before your student moves into any of our properties, they should look into getting renters’ insurance. It covers their belongings in the event of a break-in, fire, or natural disaster, and it’s typically very affordable, often less than $20 a month.
