Apartment Hunting Timeline: When Students Should Start Looking

If you’ve ever tried locking down an apartment in Tallahassee right before the fall semester starts, you know how chaotic it can get. The stress, the limited options, the sudden realization that all the good spots are already gone… It’s not the way anyone wants to start a semester. 

The reality is that off-campus housing fills up much earlier than most students expect. With over 40 years in student housing near FSU, Jackson Properties manages more than 150 apartments and houses right in the heart of Tallahassee. If you’re planning to live off-campus, here’s the timeline you should be following.

December to March: Your Best Window to Sign

If you want the most options, this is when you start looking.  Early winter is when students are actively touring properties, finding their future roomies, and signing leases for the upcoming fall semester.

The earlier you search, the more control you have. You’ll have better choices when it comes to location, layout, price point, and who you’re living with. Whether you’re hoping to walk to Doak on game days, live in a stadium house perfect for tailgates, or find something a little quieter but still close to campus, this is when those options are actually available.

Waiting until summer might feel easier in the moment, but by then, availability is noticeably tighter. Starting early means choosing what you want instead of settling for what’s left.

April to July: Planning Mode

If you’ve already signed your lease by this point, you’re in a great position. Spring and summer become a lot more relaxed when housing is already handled. Instead of stressing, you can focus on planning your move, coordinating with roommates, and thinking about how you want your space to look.

This is also the time to buy essentials before stores get wiped out in late summer. Trust us. Move-in season hits fast, and popular items disappear quickly. By the time August rolls around, Target and Walmart are basically wiped out. 

If you haven’t signed yet, there’s still time, but you may need to be flexible. Fewer units are available, and you might have to compromise on things like exact location or specific layouts.

August: Move-In & Settling In

Move-in typically happens in early August, right before classes begin (early move-in may be available upon request). This is when everything starts to feel real. You’re meeting roommates, getting familiar with your neighborhood, figuring out parking, and finding your go-to coffee or study spots.

When you’ve planned ahead, this part feels exciting instead of overwhelming. You can focus on getting settled and enjoying the start of the semester rather than scrambling to figure out housing details.

If you still haven’t signed a lease at this point, while there still might be some units available, it’s very limited, and you’ll have little to no choice when it comes to pricing, location, or roommates. September to November: Renewal Season

Here’s the part many students overlook: renewal season starts early. Renewals typically open in September, and if you’re living with Jackson Properties, you usually have until November 15th to secure your unit before it becomes available to other students. That means if you love your current place, it’s important to renew it as soon as possible. Otherwise, someone else can lease it for the following year.

If you’re ready for something different (a new neighborhood, a bigger space, or a different group of roommates), this is also the ideal time to start exploring new options. Just like in the spring, the earlier you look, the better your chances of finding exactly what you want.

Why Waiting Makes It Harder

In a college town like Tallahassee, desirable houses and apartments go quickly. The longer you wait, the fewer options you’ll have, and the more likely you are to feel rushed into a decision.

Starting your search as early as December for an August move-in gives you flexibility and peace of mind. Renewing in September ensures you won’t lose a space you already love. In both cases, acting early simply gives you more control over where and how you live.

One of the best parts of signing early is being able to check housing off your list. Once your lease is secured, you can relax and actually enjoy the months leading up to move-in. At that point, the only thing left to plan is how you’ll decorate your new space.
