Rent
Your rent is due on the 1st or the 15th of the month, depending on your rental agreement. Payments must be made in advanced and can be mailed to P.O. Box 4008 Tallahassee, FL 32315 or dropped by our office at 1341 Jackson Bluff Road Tallahassee, Fl 32304 between 12-5pm Monday through Saturday.
Remember No CASH will be accepted!!

Late Fees
A $30 late fee will be assessed to all late rent for the first day late and an additional $2 for each day after the rent is due and until it is paid in full.
Returned Checks
Jackson Properties does not re-deposit any checks that are returned from your bank. A service charge of $25, $30, or $40, depending on the amount of the check will be placed on your account and all appropriate late fees per your lease agreement. All future payments must be made by money order or cashiers check only.
Jackson Properties Living Off-Campus Guidelines
No Pets are allowed in ANY property or yard. All violations will result in the immediate loss of the entire house deposit. Future violations can lead to eviction.
Parking on the grass will result in a $25 fine per car, per occurrence.
No climbing on the roof of any house. There is a $300 fine per person per occurrence.
No fire pits are allowed in any back yard. All violations will result in the immediate loss of the entire house deposit.
All maintenance requests need to be reported to the office at (850) 894-7368.
Jackson Properties does not insure for the personal property of the tenants. You will need to buy renters insurance to do so.
If tenant is absent from the house for five days while rent is in default, tenant authorizes landlord to dispose of any property left on the premise as landlord sees fit without being liable to tenant.

Jackson Bucks Cash Referral Program!
All current tenants will be paid $25 or $50 (depending on the size of the house) for any person/group they refer who signs a lease for a house or apartment with Jackson Properties.

City Ordinance Violations
No Bonfires! Any outdoor burning is a violation of City Ordinance and hazardous to our community.
No Litter! It is the tenant’s responsibility to keep trash picked up both inside and outside the property.
No Noise! Loud noise in residential neighborhoods is not allowed. Your car music or house radio should not be heard by your neighbors.
No Loud Parties! Any party that disrupts your neighbors is not allowed.
All of these ordinances are also a violation of your lease. You are also responsibility for the behavior of any of your guests!
